We use an external referencing agency who advise you must be in employment & earn a minimum of 2.5 times the annual rent. For example: Rent = £950.00 per month. £950 * 12 months = £11,400 per year * 2.5 = £28,500 minimum salary requirement.

For those in receipt of housing benefit, these will be considered on a case-by-case basis as some buy-to-let mortgage lenders stipulate a ‘no housing benefit tenant’ clause in their terms and conditions. Once you have viewed the property and have decided you would like to proceed with an application, you will be required to make a payment to secure the property in the form of a property retainer. This retainer will be converted into part of the first months rent should the tenancy proceed.

You will also be require to provide a security deposit which will be equivalent to five weeks rent.

All applicants over the age of 18 will need to be included on the agreement.
